Our ​​​​​​Story

    Mi Casa Su Casa Properties is a Boutique Real Estate Brokerage Firm located in San Antonio, Texas.  We market and manage a complete line of Real Estate products, including single family homes, multi-family, commercial facilities, residential lots, commercial lots and rural land.  Our focus is to make sure that we honor our fiduciary responsibility to our Clients and that we never act to enrich ourselves at our Clients loss.

     Mi Casa Su Casa Properties was established by its Real Estate Broker, David B Gould, in 2009.  After arriving from Beatrice, Nebraska and graduating from Trinity University with a degree in Business Administration, Dave worked in the industry for many years creating a base of experience that he believes no other Real Estate Broker in the county can equal.  Including:  managing a branch of a financial institution, building award winning custom homes, building nationally recognized home additions, building multi-family projects, building commercial structures, doing commercial finish out, doing lots and lots of work in local hospitals including completing surgical suites, licensed agent in a firm marketing and leasing only commercial properties, licensed Broker in a firm focusing only on residential real estate, Title company closer and office manager, Mortgage Broker for both residential and commercial properties.  He likes to say that all of our clients get all of this experience at no additional cost.​
   
     We know that we are doing something right.  Our Clients not only come from the USA, they also come from South America and Europe. 
Our Foreingn Investors
    Many, many of our clients are foreign nationals who wanted to diversify their holdings, not only in the types of investments held, but also by placing some of their funds in investment opportunities outside of their home country.  We actually developed our investment program by working with our Belgian partner, Gautier Dirckx, a retired international banker.  When we presented our concept to Mr. Dirckx, he could see the financial benefit of investing in real estate properties in South Texas.  In order to check our concept, Mr. Dirckx purchased four properties in San Antonio in order to be able to confirm the returns that we believed these properties would generate.  The properties have performed as we were sure that they would, and after looking at the numbers, many others have joined in this opportunity.

​​We have put together a team including attorneys and accountants who understand the challenges facing foreign nationals who wish to invest in this country, and we have been able to create a path for foreign nationals to achieve this goal.  It was not easy or simple to find this solution.
     ​​​​​​This is not an investment group where we are selling shares.  Each investor controls their own asset(s).  A simple example: an Investor from Mexico named Gerardo uses some of his funds and purchases a single family home in San Antonio.  He owns the house.  It is in his name.  If he wants to keep it, he can.  If at some point in the future he wants to sell it, he can.  He does not have to do the day to day management of the property.  Gerardo signs an agreement with our firm and we lease and manage his property for him. 

    Every day, if he wants to, Gerardo can look online at his property in our bookkeeping system.  He can see every dollar that comes in, and every dollar that goes out.  Any expenses also include a copy of the invoice that was paid that generated that expense.

    Unlike nearly all of the other real estate firms who market properties in this country, we do not sell future value.  We simply look at the net return on the investment.  We know that no one can predict the future, and only a fool would promise it.
