Services We Provide

Our list of services is pretty straightforward.

FOR BUYERS:

We will show up for our appointments.
We will do our best to make sure that you are well qualified to purchase a
property before we show it to you.  Our theory is that if you have a Cadillac
shopper, don't show him (her) a Rolls Royce because he (she) will never be
satisfied with a Cadillac.
We will work with you to help you keep your selections within your budget.  It
is not what you can afford to pay each month, it's what you can comfortably pay
that is important.
We will listen to your comments so that we can better help you locate the
property you want.
We strive to help you find the best value for your investment.
We will be with you from the first handshake up to and through the closing of
the purchase at the title company.
If you prefer, we will come over and tuck you in bed on your first night in your
new home,

FOR SELLERS:

We will show up for our appointments.
When we begin our listing period we will make you aware of what similar, or as
similar properties as we can find, are selling for in the current market.
When market conditions change, we will make you aware of the changes.
We will give you our opinion of how the condition of your property compares
to those being marketed by your competition.
If we see an item, or items, that we think may hamper the marketing of your
property, we will point this out to you.
We will present all offers and will forward to you all comments from other
Realtors or of Clients.
We prefer to place your property in the MLS system, to place a sign on your
property and to place a lock box on the property so that it can be viewed by
potential buyers while they are in the mood to buy.
We will give you as much of the information necessary to reach a listing price
as is possible.  However, we will not set the listing price, this task is up to you.
We will focus our efforts on getting your property sold, using any legal means
that we think will aid in the timely disposition of your property.
We will return your calls.

PROPERTY MANAGEMENT:

We utilize  property management accounts, and these funds are not
commingled with any other funds.
Our services, depending on your needs, include leasing, collection of rents,
bill paying and property maintenance.
We always review a credit report for each applicant.  To be honest, many
renters do not have good credit, that is why they are renting.  Often it comes
down to looking at the whole package to determine if there are other factors
that lead to the conclusion that this potential renter will perform according to a
lease agreement.
We use written leases, we will not work with verbal leases.
We do not have a crystal ball, and from time to time the renter will not perform.
 We will take the appropriate steps to remove this person from the property
and to replace them with another.
We will consult with you in the amount of monthly rent that similar units are
bringing.  We will leave it up to you as to what you wish to ask for rent.
We will verify that the property leased is used only for the purposes for which
it is intended and that all restrictions and zoning laws are followed.

CONCIERGE SERVICES:

Many of our customers are purchasing or have purchased a second home in
San Antonio, or one of the nearby cities. For these customers we offer a range
of services.
If the property is used on occasion by the family that owns it, we will make
weekly trips to inspect the property to try to insure that no problems have
occurred.
We will help with the connection of utilities and security services, and if you
prefer, the monthly disbursements for them.
We can help our customer in making prompt payments of mortgages, taxes and
homeowner association dues.
We have done a number of other things including:  Helping to enroll children
in school, help with renewing a foreign passport, repairs to vehicles and
making sure they are in operating condition when the customer arrives,
installing pools and spas, converting garage areas to quarters, adding decks
and contacting home warranty companies when their services are needed and
following up to make sure the job is done.

Many of these second homes are used only a few weeks of the year, and yet to
serve the needs of the owners, they must be fully furnished.  Quite often
owners of these properties wish to create some additional income by having
us lease these properties on a daily, weekly or monthly basis, making sure that
it is not leased when they wish to enjoy the property.  This function is really
one of the more popular features of our Concierge services.  San Antonio has
become a great destination city, and we have been very successful in aiding
our clients in creating income in this way.  It is important to note that this type
of rental income falls under a different classification of rent, and hotel and
motel taxes apply to this service.  We collect and pay them.  If the owner does
not adhere to this law and they are discovered, as you can imagine, severe tax
penalties apply.

We have and can even assist our clients by doing the purchasing of all
furnishings, dinnerware, linens and cleaning supplies for their properties.
